Scope of Works

This original single storey dwelling was built in 1870 with minimal improvements since its original construction. Due to its heritage status, the council had put in place several restrictions making the build some what a challenge.

The outside facade had to remain visually as original, including the brick chimney. The challenge was the new design included three levels not breaking outside the boundaries of the original footprint. The upper level would be constructed within the roof line, the entry /ground level was cleverly designed and dropped to maintain high ceiling levels and the hardest task of all was to hand excavate with jack hammers the lower ground floor. Sound easy? A steel supporting structure was installed which needled through and carried the existing 145 year old fire place above the ground floor and stabilised the remaining walls and roof members while we removed 750 tonne of sandstone to create the lower floor.

The total project was completed while the owner worked and lived in Hong Kong with most of our correspondence carried out by email.
